I am pleased to have NYC real estate legend Elizabeth Ann Stribling Kivlan AKA EA Stribling on the the pod. EA is a born & raised, through & though 5th generation New Yorker. She attended the Chapin school in the UES, then as most NY’ers do, left the city to attend school at Holy Cross, then to SF to pursue a career outside of real estate and not live in NYC. Her first entry into real estate was with a top agent Pacific Union in SF where she cut her teeth learning the ins and outs of our business. But as many New Yorkers do, she found that there is no better place than NYC so upon her return back intoNYC, EA joined her family business Stribling & Associates where she helped build the brokerage with her family over the course of 24 years. About 4 years ago, compass acquired Stribling associates , then a firm that has closed $1.62B just in sell side deals with an agent count of around 270 agents and a robust new development division.
We discuss all things NYC real estate, the state of the brokerage industry now, the past, and the future.

(Recorded on April 2023). Had a great chat with NYC real estate broker & RE legend Bob Knakal on this episode. We often abuse the word GOAT in the world of sports & business. If one were to not use this world so casually, then Bob would be considered as The Goat of NYC real estate. He's closed almost $21B worth of real estate to date, over 40K residential units, and has sold $7B worth of development sites across NYC resulting in over 29B square feet. The numbers.just.don't.lie.
Fun Fact: Bob is striving to sell 3000 properties in NYC, hall of fame figures that you could compare in baseball to the likes of Albert Pujols, Ichiro Suzuki, A Rod, Derek Jeter, & Cal Ripken Jr.
He's started a twitter account in January of 2023 and the account has since gone viral in our world. Bob has a wealth of knowledge & I wish I could have spent a few more hours with him!

I truly believe what Jason is doing is one of the most important aspects of successfully selling real estate. Most sellers leave the staging out of the sales equation due to their brokers inexperience, gross cost, time, logistics, & stress. While some sellers who own gold coast land may be able to skip the process, the majority of those who strive to achieve top-end pricing will need to go through the staging process to appeal to the masses. This episode describes the failures of the open market as is, to the eventual successes once Jason took over the listing.
My industry colleague of 14+ years, Mr. Jason Saft joins the Real Takk Pod to discuss his career transformation from brokerage to one of the top interior designers in the United States.
Jason is one of the founding members & agents of Compass, where he was first asked to work on the management team overseeing the older business model of Compass, aka Urban Compass. Fast forward to the present time, Jason is the creator & founder of Staged To Sell Home, a leading home boutique staging firm in NYC & Brooklyn. In 2020 Jason Saft & Staged To Sell Home was awarded Best Luxury Home Stager & Best Occupied Home Stager in The United States by R.E.S.A (Real Estate Staging Association).

Pleased to have my friend & industry partner Dylan on the pod. Dylan is the CEO & Founder of XL Property Management in NYC with over $5B worth of real estate assets managed across the NYC region. XL is a leading NYC property management firm that specializes in managing the assets of condos & coops owned by individual & institutional investors throughout the world.
I have personally let Dylan manage a few of our client's investments in the city, and we are excited to partner with him & our clients to ensure that they are taken care of on a day-to-day basis.
Please follow Dylan on IG @dylanpichulik & his company website https://www.xl-rpm.com/
Topics we cover:
Where is Dylan from?
West village or greenwich village?
Chelsea or Flatiron?
Midtown East or Midtown West?
Instagram or tick-tock?
Facebook or twitter?
Favorite city / town outside of NYC?
Deep Dive Questions:
-Your thoughts & procedures at XL on the new(ish) security deposit laws & how you deal with security issues with past tenants. I'm personally curious about this dealing with lots of individual owners who ask me to handle security deposits!
-What new investors should know about day-to-day property management before buying their first/second investment? Please share your advice.
-If your budget was $1M to purchase a 1 condo investment, which building/neighborhood would you choose and why? (follow-up questions are if you had $3M, and then $5M)
-Any new compliance issues being brought up in NYC in the future, such as the 'banning of gas stoves', to 'upgrading heating initiatives to cleaner tech' that owners should be aware of that you are currently discussing with your clients?
-cost structure & how Dylan earns income? What % does he charge to investors who hire him?
